Welcome! Hi, my name is Tom Wemett. I’ve been a licensed real estate broker since 1973 and an Exclusive Buyer Agent since 1992. I’m licensed in New York State, Florida and Massachusetts. What all three states have in common is a deliberate attempt by the traditional real estate industry to deceive real estate consumers in order to preserve the double-dipping of commissions for the in-house transaction. They have done this by means of influencing and often times writing the licensee-consumer relationship disclosures. These ARE NOT consumer friendly but are written to deliberately deceive home buyers, and sellers, into believing they are being represented when they aren’t.
Caveat Emptor, “A neo-Latin phrase meaning “let the buyer beware.” It is a principle of contract law in many jurisdictions that places the onus on the buyer to perform due diligence before making a purchase. The term is commonly used in real property transactions, but applies to other goods, as well as some services.” Yes, Let the Buyer Beware is the mantra of the traditional real estate industry. There are however protectors of home buyers who work as true fiduciaries of home buyers known as exclusive buyer agents and in MA, true single agents. The purpose of this blog is to give me a platform to post my honest opinions of the traditional real estate industry. I do this from the standpoint of being a real home buyer advocate, protector and advisor. Home buyers are being taken advantage of by the traditional real estate industry and are being harmed to the tune of probably millions of dollars every year just in Massachusetts alone.
